MEES Regulations: Minimum E Rating Requirements for Landlords

The Minimum Energy Efficiency Standards (MEES) were introduced to improve the energy performance of the UK's private rented sector. Since April 2020, landlords cannot grant a new tenancy or continue an existing one on properties rated F or G unless a valid exemption is registered. This applies to assured shorthold tenancies, licences, and most residential lettings.

Local authorities enforce MEES and can issue compliance notices and financial penalties of up to £5,000 per property for breaches. Landlords who fail to improve sub-standard properties or register exemptions face escalating fines. The regulations are designed to protect tenants from living in cold, expensive-to-heat homes.
